Found this interesting tidbit concerning screened rooms versus a Florida room, or SunRoom for a property nearby to us.

Can assume there'd be no issue concerning our SunRoom versus Old Pateo.

"Public Hearing Comments: The following members of the public spoke in favor of the variance request: BigWheel with the product Giant Contractor Corp. Mr. BigWheel, Senior Vice President of Giant Contractor Corp., provided background information concerning the engineering technology and development of the product for structural stability. He answered the Chairman's’ questions concerning the product, and provided additional information concerning building codes and the pre-engineered wall panels, windows, and roof system. Other BigWheel, Marketing Representative, Giant Contractor Corp., said the product had been displayed during the recent County Fair, and that others had expressed interest in the product. Public comments closed. Another BigWheel answered the Chairman's question regarding the difference between a screen room versus a Florida room, and said the issue was habitable space, i.e., electrical requirements, and the like. He also answered whether a variance would be required if the applicant constructed the proposed Florida room in the footprint of the existing screen porch, and referenced the survey, and noted the dimensions and said the existing condition meets the required setbacks of the development."

Some more thoughts on all this:
Suppose a SunRoom isn't in our future...too difficult to construct, or whatever. All is not lost. If only to get the concrete poured for the footer, and the damage portion of the house repaired in way of the old pateo structure. We are getting rather used to no roofed structure overhead. At night when it's clear, all the constellations are readily discernable...no problem wondering what type air-plane is passing overhead...it's nice. Actually, the main intent was to have a high enough structure in which to hang a ceiling fan. In fact, right after contracting for the SunRoom we went out and purchased a rather nice ceiling fan...you know...the way people expecting their first baby rush out and buy "baby things". This was when we thought our SunRoom was but a few weeks in our future. The fan has contra-rotating blades, and is quite nice looking.

However, a ceiling fan requires a ceiling. No problem...using a rather ornate street lamp-post from Brooklyn a ceiling fan becomes a reality. As for the concrete footer around the deck, it's high enough to allow an ample amount of water for a shallow pool...deep enough to sail small radio-controlled boats in. Like it's said: "Never give up!"




The weather remains ideal for construction. In conversation between us this morning we both had the feeling the nice cement guys will be here today to fill the form. More later.
